The partnership intends to improve and operate the current rental buildings and develop 6 units of laneway housing in the underutilized laneway at the rear of the existing buildings. This will help address the city’s rental housing shortage through an infill opportunity that features innovative re-imaging of space. The community also unlocks Toronto’s “missing middle”, which is the shortage of available housing options between single-detached homes and high-rise apartments/condominiums. The Annex neighbourhood is serviced by the Dupont subway station, borders the University of Toronto, and has long been known as Toronto’s student quarters. Land use approvals are in progress, with site plan approval expected by Q3 2022.
Harlo Capital and a partner secured a 0.3-acre site situated at the northeast corner of Queen Street East and Mutual Street in downtown Toronto. The property is highly accessible to transit, located 450 meters east of the Queen Street Subway Station and serviced directly by the Queen Street streetcar route. Two of the existing buildings are designated heritage buildings. The partnership was successful in rezoning the property to permit a proposed new design with a pronounced heritage component to preserve the historical legacy of the neighbourhood.
